What happens if documents are lost or missing?

A lost document notice will be sent to the Servicer.   The Servicer should take the necessary steps to retrieve the information needed to prepare the lost note affidavit or lost mortgage satisfaction.

Is Wachovia Residential Master Servicing responsible for preparing satisfactions and/or assignments?

The Servicer is responsible for preparing satisfactions.   Assignments are generally in the collateral files.   Contact your Documentation Release Area representative, Angela Rainey (704) 632-1046, 8:30am to 5:30pm ET, Monday through Friday, for additional information in cases of missing assignments.

Are collateral documents held at the Wachovia Residential Master Servicing office location?

No.  We have relationships with several designated custodians that handle the document storage and retrieval process.

What financial institutions has Wachovia acquired?

When do I need to submit a request for release of documents?

You will need to submit a request within five (5) business days of a payoff.

What form do I use to request release of documents or for execution of satisfactions?

Use the Wachovia Form 106 in the Servicer Guide.   Complete Sections One and Two only.

What type of mail delivery method does Documentation Release Area use?

The Documentation Release Area uses the United States Postal Service's Priority Mail with delivery confirmation.
